Beau's team at Royal Oak, headed by Gerardo, was beyond superb. They really took careful pains to make sure that our 135 year old floors came out as perfect as possible. And that was NOT an easy task: When we bought the house 7 months ago (we haven't moved in yet) my husband and I had to do some serious demoing to get to the wood floors below -- in each room there were multiple layers of carpet/foam, linoleum, particle board, and a layer of painted canvas that may have been the original floor covering. The floors were truly unmanageable at times, gumming up their equipment and such, but Beau told the guys to take the time they needed to do it right, and they certainly did. I walked the house at several different points during the sanding to see how the wood was looking, and was continually impressed with every step. Sanding and Refinishing:
- Move all furniture in and out, as needed to complete job
- Plastic and seal off rooms to contain dust in working area
- Sand and buff existing floors
- Customize stain to your choice of color
- Re-coat with three applications of Polyurethane (stain)
- Clean dust from work areas and haul away all trash from jobsite
Installation of New Hardwood Floors:
- Removal of all pre-existing wood, carpet, tile, stone, etc.
- Installation of sub-floor with moisture barrier as needed
- Installation of pre-finished solid or engineered flooring
- Installation of unfinished solid flooring
- Installation of new base and shoe moldings as requested
- Custom borders and inlays as requested
- Clean up and haul away all trash from jobsite
